Our main business is real estate appraisal business which is conducted based on the registration with Governor of Tokyo.

In real estate appraisal business, we appraise the value of object realty's price or rent and report the appraised value in a unique currency amount.

We also conduct real estate appraisal-related business, in which we evaluate object realty's price or rent by a range of currency amount, and also conduct various types of researches and analyses on real estate.

(1)Real Estate Appraisal Business

The main price forming factors affecting the price of real estate are exemplified in Japanese Real Estate Appraisal Standards.
Among these price forming factors, there are some specific factors which require experts' advices(usually explanatory reports prepared by experts) for real estate appraisers to judge the degree of these factors' influence on the price of object real estate.

As a result of the revision of Japanese Real Estate Appraisal Standards in 2014, real estate appraisers came to be able to limit the range of survey about some specific price forming factors as far as it does not damage the profits of the users of appraisal reports.
Examples of such specific price forming factors are listed in the revised Japanese Real Estate Appraisal Standards as "soil pollution", "toxic substance in building", "berried cultural assets", "underground berried things" and "unclarified boundary".

In the case of an evaluation of real estate to be securitized, all price forming factors should be considered in order not to damage general investors' profits.
As for specific price forming factors such as "soil pollution", "toxic substance in building" and so on, a real estate appraiser makes his/her own judgment in reference to the special report made by an expert on each factor.
Accordingly, it takes rather long time and costs more for an appraisal report to be completed.

On the other hand, for example, when a private company makes its decision to invest in real estate based on an appraisal report made by a certified appraiser, that appraisal report needs not to be made considering all of price forming factors.
Depending on the purpose of use of an appraisal report, the range of survey about some of price formation factors could be limited as far as it does not damage the profits of the user of an appraisal report.

As described above, in Real Estate Appraisal Business, we make two different types of reports.
One is usually titled as "Appraisal Report", which is made considering all of price forming factors.
Accordingly it takes longer time to be completed and costs more. The other one is usually titled as "Price/Rent Survey Report", which is made by limited range of survey about some of price forming factors and full scale survey about remaining price forming factors.
In general, it takes shorter time to be completed and costs less compared with Appraisal Report.

Typical service is to research and analyze available data and information about object realty and/or about its immediate neighborhood and/or about its surrounding area, and then report the results of analyses to clients.
